Most of West Heating Plant May be Demolished

Initial plans for the West Heating Plant call for at least a portion of the building to be demolished, according to a preview of the plans, the Georgetown Metropolitan reported.

The public will be able to see the plans at a “charette” (a public meeting) Tuesday, Oct. 8. (Patch will update this story with location and time when that information is available.)

The West Heating Plant site is a 2-acre lot and 20,000 square-foot building at 29th and K Streets, NW near the Georgetown waterfront. The property had been deemed “federal excess” and was auctioned in early 2013.

The current owners purchased the property for $19.5 million following a bidding war. Those owners are a development team that includes developer Richard Levy, New York-based The Georgetown Co. and the Four Seasons Residences.

Georgetown Metropolitan got a preview of the plans and reported there may be a public park on the south side of the property that wraps around the east side toward Rock Creek.

In addition, the plans call for much of the building to be torn down, leaving the 29th Street side in place. The remainder of the building would be rebuilt. The building itself will be the topic of a public meetingOct. 22. That meeting will be at the Four Seasons.

In March, during an Advisory Neighborhood Commission (ANC) meeting, Chairman Ron Lewis said the“constraints are very significant” on new development on the West Heating Plant property.
