I would remind all buyers to know what is and is not included in your condo fees. Find out how well the association performs, so you do not land in the middle of a Hatfield and McCoy feud. Find out if their is any major issues that are being addressed that will increase your condo fee or may require a "special assessment". Small condos (limited members) can be a boondoggle if the costs of building maintenance exceeds the members ability to pay for repairs or up keep. If you are buying a single family make sure you know the age of the mechanical systems and roof as they are time related replacements, and can put a real crimp in budgets. If you know what you are getting into you will be a happy and satisfied home owner. Happy house hunting !
