The Montrose Construction Wrapping Up in August, September

The Montrose condos are located at 3052 R St. NW in Georgetown.

The Montrose, a mixed-income condo building on R Street in the former Hurt Home, has already sold three units and construction is expected to wrap up by August or September, The Washington Post reports.

The ground breaking for the project was less than a year ago in August. 

The 15-unit residential building — part historic structure, part new construction — takes its name from Montrose Park, located directly across the street. 

Of the 15 units, three will be reserved as affordable housing for blind people with an income up to 80 percent below the area median income (AMI). The developer will work with the DC Council for the Blind to help identify potential occupants for those affordable units.

The Montrose will offer a mixture of one-, two- and three-bedroom units and features 30 parking spaces to meet the demands of nearby neighbors worried about a shortage of on street parking. 

The District sold the historic Hurt Home for the Blind to developers Argos Group for $775,000. The 12 market rate units are expected to sell for between $969,900 and $2.6 million, according to the Post

“There really is nothing in the market that combines a 100-year-old building with 2013 technology,” Gilberto Cardenas, president of the Argos Group development firm, told the Post.
